NEW TO THE MARKET, NOV 21. The owners have created a gorgeous holiday home at this picturesque 17th-century farmhouse in the most beautiful location on the north Norfolk coast, with the sea and cliffs just across the field and the traditional Victorian seaside town of Cromer only three miles away. Recently renovated to an incredibly high standard, interiors have been lovingly designed with immaculate attention to detail blending period features with stylish antique, vintage, and contemporary furnishings and fabrics throughout. On the ground floor between the front and garden door sits a beautiful, beamed kitchen/dining room with bespoke units housing quality Smeg appliances and a Nespresso coffee Machine – ideal for leisurely dining with friends and family. Also on the ground floor is the attractive bathroom and, at the center of the cottage, a cosy sitting room with a wood burner which leads through to the stairs. Two equally charming bedrooms, with king and double beds, quality bedding, and ample space for you to relax and unwind complete the accommodation. Sitting back from the coast road in an idyllic setting with the sea glimmering in the distance, this self-contained cottage has a pretty south-facing seating area, creating a restful spot where guests can admire the 1.6-acre garden and enjoy the birdsong. Lawns stretch past beds of cottage plants and a kitchen garden to an area of woodland with mown walks and a panoramic view of the field at the end of the garden. GROUND FLOOR KITCHEN/DINING ROOM The front door opens directly into this gorgeous double-height kitchen/dining room, full of character with beams, a wooden floor, and feature brick and flint wall. Bespoke units wrap around the walls housing everything a budding chef could wish for - a Smeg 5 ring range oven, Smeg microwave/oven, and Nespresso machine with aerochino milk frother. On a practical note, there's a washer/dryer and airer. LIVING ROOM Two comfy sofas invite you to relax in front of the wood burner with a good book or choose some entertainment on the Samsung Smart TV. As you'd expect in a period property, there are some low ceilings and door frames so please beware if you're tall! BATHROOM A luxurious room with quality fittings including a rain shower and handheld shower attachment over the paneled double-ended bath, washbasin by the window, WC, and radiator/heated towel rail. UPSTAIRS Carpeted stairs rise to a small landing on the first floor where doors open to both bedrooms. BEDROOM 1 Cottage windows overlook the courtyard and garden from this lovely light double room with a king dorm-style size bed between bedside chest of drawers and cabinet and a restored Victorian fireplace. There is a cupboard on the landing for hanging and additional storage. BEDROOM 2 The double dorm-style bed takes pride of place in this charming bedroom, furnished with bedside tables and a shelved cabinet with plenty of storage and a quirky cupboard is home for hanging space. OUTSIDE Church House Cottage is the east wing of the farmhouse with a graveled drive and parking for two cars at the side next to the private access for the cottage. There's access from the kitchen to the picturesque garden at the back with a private seating area, and an additional large garden table with a Cantilever Garden Parasol with Solar-Powered Lights by the fig tree. There are also four deck chairs and a Weber BBQ (instant lighting bags are available to purchase on an honesty basis). The owners invite you to explore the flora and fauna and the woodland kitchen which they have created with hay bales, offering natural seating, log drinks' tables, and a generous fire basket. There's also a hammock for the ultimate in relaxation! The cottage is the only holiday let property at Church House. There are two seating areas and a BBQ in the area designated for your private use. The owners invite you to enjoy a morning walk around the garden, woodland area, kitchen garden and to sit at the end of the garden overlooking the fields. As the fire pit and hammock are also used by the owners, have a chat with them to arrange your and their privacy when using these lovely extra facilities. HEATING AND HOT WATER Supplied by the environmentally-friendly electric combi boiler and handsomely restored heritage radiators. Other things to note: PLEASE NOTE THAT DUE TO THE ARRANGEMENT OF THE COTTAGE WE DO NOT CATER FOR GUESTS UNDER THE AGE OF 13 OR ANY PETS. LOCATION There are few better locations for a holiday with a stunning walk to the cliff tops just 10 minutes away across the fields. The blue flag beach at Cromer is just over three miles away, boasting pristine sands, luscious green cliffs, dainty Victorian buildings, and fishing boats. You can buy local Cromer crabs and lobsters in Cromer or at The Crab Shed in Overstrand which is the next village along from Sidestrand, and less than 5 minutes drive or a 20 min walk. The area’s steeped in history and heritage with National Trust Felbrigg Hall Gardens and Estate 15 minutes drive away, Holkham Hall surrounded by rolling parkland, Houghton Hall and Gardens, and perhaps the most famous of all, Sandringham, well worth a visit. We offer a meet and greet where we show you around the cottage and grounds. This can be done either on arrival or as and when you are settled. We always advise a tour as this helps our guests to know where everything is and how everything works. Also give an opportunity for guests to ask question. RE-LAUNCH AND PREVIOUS Airbnb REVIEWS: We moved away from our agent who was managing our lovely cottage from July 21 to the end of Oct 21. We relaunched our cottage on 1st Nov 21 as we want to provide a more personal touch for our guests before and during their stay. With the post-stay comments, we have received, all of our guests said, how important it was to be able to talk to the owners directly and to be able to ask questions before and during their stay.
