The Combine Shed is a spacious ground floor, single-storey, barn conversion on the owners’ working farm, half a mile from the pretty riverside village of Bidford-on-Avon. The barn sleeps 4 in 2 bedrooms (a double, and a twin), with family bathroom. Inside is an open-plan kitchen, dining and sitting area with woodburner stove. Outside is off-road parking for 2 cars, and a garden with patio, BBQ and a picnic table for al fresco eating. The Combine Shed is dog friendly - an additional fee applies. The pet fee is NOT included in your booking fee. A request for an additional fee per pet will be sent to you after you have placed your booking. Your pet fee must be paid for before your arrival date. Please note that additional guests above the maximum capacity are not permitted to stay overnight. The Combine Shed is a red brick barn that has been converted from an actual combine harvester shed into a cosy and comfortable, sleeps-4 holiday home that sits alongside The Cider House, another Oosland Barns holiday let. The cottage is set in a gravel courtyard at the centre of a working arable farm, just half a mile from the River Avon and the pretty village of Bidford-upon-Avon. The barns and the fields around the Combine Shed were purchased by the owner’s family in the 1960s. In the 1980s the barns became grain stores, and the courtyard in front of the cottage was covered over with large steel bins for extra grain storage. In 2012, the grain barns were converted, the grain store was taken down, and the full conversion to Oosland Barns Holiday Lets was completed in 2015. The four barns are called: Owl's End, The Granary, The Combine Shed and the Cider Press. Inside, the cottage is decorated in a neutral, country-cottage style and comfortably accommodates four guests, with a very spacious and welcoming open-plan kitchen-dining-living area with a log burner and two bedrooms (one double, one twin) and a family bathroom – all on one floor so ideal for guests with limited mobility (Please note, that there are two steps up to the front door.) Full Property Description This spacious converted barn is decorated throughout in a country farmhouse style with neutral colourways that give a pleasing, relaxed feel. The Combine Shed is on one floor (no internal stairs) and is therefore ideal for young families and guests with restricted mobility. (Note, that there are two steps up to the front door.) Hallway Step through the front door into the hallway off which is the open-plan Kitchen-Dining Area-Living Room to the right and the Bedrooms and Family Bathroom to the left. The Hallway has plenty of room for boots and shoes and hooks are provided to hang coats. Kitchen-Dining Area-Living Area The open-plan kitchen, dining area and living area is a super spacious room with a stunning double-height, gabled roof and a fabulous woodburning stove. It is light and bright with windows looking out to the courtyard and rear garden. The fully equipped kitchen has an integrated washing machine, dishwasher, fridge with freezer compartment, electric cooker and electric hob. To one side of the Kitchen is a rectangular table that comfortably seats four guests. At the far end is the Living Area with two large comfy sofas, a coffee table, smart TV, a sideboard storing games and maps, and a lovely wood burner, which will be set ready for you to light on arrival. Bedroom 1 The barn’s main bedroom looks out over the rear garden and has a high ceiling with exposed beams. The bedroom is furnished with a standard double bed with bedside tables and reading lamps, a wardrobe, chest of drawers and a full-length mirror. Bedroom 2 This cosy second bedroom also looks out over the rear garden and is furnished with two single beds, a central bedside table and reading lamp, a chest of drawers with a mirror and wall hooks with hangers for hanging up clothes. Family Bathroom The family bathroom features a full-size bath, with a shower over, a toilet, a basin with a vanity unit with a mirror and shaver point, and a heated towel rail. The tiled floor has underfloor heating. Outside At the rear of the cottage there is a large, fenced garden, with a lawn, patio and picnic table, which looks out across the surrounding farmland. The garden is dog friendly/dog proof (unless your dog can jump above waist height). Guests with dogs are welcome to walk them around the surrounding farmlands (please stick to the outside if the field is planted). There is parking for 2 cars beside the cottage through a small gate. A charcoal BBQ is provided - please bring your own supply of fuel. Shop, pub and restaurant 0.5 miles River Avon 0.5 miles Guests have full access to the whole property and garden and may walk in designated parts of the farm. Guests with dogs have access to the field surrounding the barns for dog walking but we do ask you are respectful of the crop on the field or live stock and that you clear up any dog mess after you. The owner is available if guests need help. The village boasts scenic walks from the fine 15th century road bridge crossing the famous River Avon, and a picturesque church, built in 1250. The village also has shops, pubs and a supermarket - all on an exquisite riverside setting. Discover the scenic countryside of the Cotswolds, historic Stratford, with the Shakespeare Theatre, half-timbered buildings and museums and nearby National Trust properties, including Coughton Court, Warwick Castle and Hidcote Gardens. By Car From the A46 take the B439 towards Bidford-on-Avon. At the first roundabout, turn right onto the B4085/Honeybourne Road. Continue for approximately 0.5 mile then turn right up a farm track where you see the sign for ‘Avonside Hydrotherapy’. Continue along the track, turning left in front of the green barn. Follow the track round to the right and pull into the courtyard By Train The nearest mainline train station is Stratford-upon-Avon, 8 miles away, on the West Midlands line. Walks The garden is dog friendly/dog proof. You are welcome to walk your dog around the surrounding farm lands. Please stick to the outside of the fields at all times. You can get onto a footpath in the top corner. An OS map is provided in the property for local walks. The village boasts scenic walks from the fine 15th century road bridge crossing the famous River Avon. The Combine Shed is on a working farm, and at certain times of the year, there is more activity than others. In the summer (August/September), while we are harvesting, tractors and trailers will be coming backwards and forwards filling the grain stores, which are situated close to the holidays let. This will not impact your stay but is something to be aware of. It is a working farm, it is muddy in the winter and dusty in the summer no matter how hard the owners try. The Combine Shed has a septic tank, therefore please do not put anything other than paper toilet tissue down the toilet. It will block the whole system for all four Oosland Barn holiday cottages. It is very time-consuming to unblock the system and costs over £1000 to fix. Guests who do not adhere to this rule will be invoiced should a blockage occur. The Combine Shed is on one floor (no internal stairs) and is therefore suitable for guests with restricted mobility. However, there are two steps up to the front door, with no handrail.
