VILLA64 is located directly at the gateway to the Karwendel. The house was built in the 1960s. We call it VILLA64 because Scharnitz is 964m above sea level and 1964 the Winter Olympics took place in Innsbruck / Seefeld. We carefully renovated the house in the style of the 1960s. The interior of the new CHALET21 building is still under construction and the outside area of both houses is not quite finished yet. But the VILLA64 has already been completely renovated and shines in new splendor. The living area extends over 2 floors: On the ground floor there is the modern eat-in kitchen, the dining room (the "salon"), the living room with a fantastic mountain view, and a bathroom (toilet, urinal, shower). Upstairs are the 4 bedrooms each with a double bed and their own sink, a second bathroom with a separate toilet and a third bathroom connected to the master bedroom. In the basement there is a laundry room with washer / dryer for shared use with CHALET21. Parking spaces and a garage are located directly at the house. Sports equipment (bicycles, skis, toboggans, etc.) can also be stored here. VILLA64 has its own entrance and shares the access and parking area with the guests of CHALET21. The living area of VILLA64 has been completely renovated, only the outside area is not yet completely finished (parking, entrance, garden) and currently only accessible / usable to a limited extent. As we live in Switzerland, Ines who lives closely will be around to welcome you, introduce you to the house, collect the tourist tax and provide any assistance during your stay. The house is located in the middle of the Olympiaregion Seefeld / Tyrol with direct access to the hiking and mountain bike trails of the Karwendel Alpine Park. The Isar, with its origin in Scharnitz, and the crystal-clear lakes in the area invite you to cool off in summer. In winter, cross-country skiers can access the 280km long network of trails across the street, the Rosshütte ski area is only 10km away. Options for ski tours, snowshoe hikes and tobogganing are partly within walking distance. There is also a lot to see culturally: from the Golden Roof to the Imperial Hofburg to the Tyrolean panorama - a trip to Innsbruck is definitely worth it. The train station and the bus stops are only a 10-minute walk away. Trains that run between Munich and Innsbruck stop in Scharnitz (except for the ICE). In winter, the ski bus goes to the ski areas in Seefeld and Mittenwald every 2 hours. In the village there is a bakery, a delicatessen with regional specialties, a petrol station with a mini market, a bank and a few inns, all within walking distance. Additional shopping and dining options in Seefeld, Mittenwald and Garmisch-Partenkirchen can be easily reached via the B177 / B2. Seefeld / Tyrol and Mittenwald are just under 10 minutes away, Innsbruck (airport) and Garmisch-Partenkirchen are each approx. 30 km and Munich 120 km. When traveling from Germany via Garmisch-Partenkirchen, no motorway vignette is required. The local tax of 2.80 EUR per person / night is not included in the price and will be collected by us in cash on site. Our house was fundamentally renovated in 2020/2021 with attention to detail. We have preserved the elegant style and the unique atmosphere of the house, which was built in the early 1960s by my great uncle - a sawmill owner and timber merchant. We set great store by authentic curation in combination with modern design, the use of high-quality materials and ecological construction. Some of the furniture is antiques, others are precious accessories and much in VILLA 64 has a high ideal value for us. Therefore, the facility should be treated carefully. Even if we are very fond of children, our house is not suitable for a holiday with (younger) children or pets due to the special furnishings. VILLA 64 - in the middle of the traffic-calmed Scharnitz, the gateway to the Karwendel - is now a private retreat that was developed according to the principles of sustainable tourism. A meeting place for up to 10 people that is open to families / friends / companies all year round to experience an inspiring and informal stay in a tasteful environment. In the course of the renovation work, the existing building was supplemented by our modern CHALET 21 in wood construction (shared use of parking lot / garage, garden, cellar). The outdoor area of both residential units is still under construction and can only be used to a limited extent.
