The house has 3 bedrooms bathroom and downstairs wc a large modern living room with dining area which looks out into garden. The garden has hot tub and seating smoking is permitted in this area. This room is for two guests with ensuite sky TV as well Guest have ensuite sky TV tea coffee in bedroom and use of kitchen and utility and hot tub Guests can have their own space or if they wish to join us that's fine we dont mind it's entirely your choice We are in quiet culdsac with good neighbours. Their is loads to do and see the helix Park where the famous kelpies are and we are next to cycle route that takes you their. the falkirk wheels not far away either. THE EDINBURGH FESTIVALS ARE plentiful we have Stirling Castle near by linlithgow palace too their is so much history on door step We are very close to to town centre 10 min walk where train stations and buses are 2 min away to get to centre where restaurants and pubs are plenty You can use the hot tub it their to use.perfect place to stay for edinburgh festivals,then come back and chill. note 10 pm last use during the week
