Relax at the edge of a loch, near Edinburgh

Rural, 3 miles to the shops in Penicuik. 12 miles to Edinburgh and 10 miles to Peebles. The X62 bus goes to Edinburgh or Peebles every half hour. The bus stop is less than a kilometre away. It takes 40-50 mins to the centre of Edinburgh, depending on the traffic. 2 kayaks and lifejackets are available for guest usage. We have 39 acres and four lochs for you to roam around and you will encounter many bird species, hares and roe deer. Bikes are available for a small fee and there is a table tennis table set up in the property. The historic Leadburn Inn is about a kilometre away and meals and soft play are available there. Electricity is provided entirely by renewable energy so please conserve electricity. We have no mains connection and wash the dishes when the sun is out! Feel free to explore the all the grounds but please supervise children near water and on the climbing equipment. All of the house is available apart from the water treatment room (we have bore water) and another small room where we store the filters, lime and salt that are used for the water treatment. There is also a locked storage cupboard. We're just next door to help with any problems, sight-seeing and kayak usage. Penicuik was a paper-making town in the old days and has convenient stores there. Roslyn Chapel is about 5 miles away and we are close to the Pentland hills with many walking paths and an artificial ski slope. Peebles is a pretty Borders town and a gathering point for cyclists of all ages. Straiton shopping centre is 8 miles away and there is a Park and Ride for Edinburgh City, just opposite the shopping area. Straiton has Ikea, Costco, TK Maxx, Dunelm, Sainsbury's and many other stores. Please keep the noise down after 23:00 as we need our beauty sleep. One of the bedrooms is suitable for a disabled person(s) and has a queen-sized bed. Please note that there is no extra charge for 2 guests but a charge of £15/person/night for each guest above 2 guests.
